PROPERTY ADVERTISING

We will advertise your rental home on our web site and syndicate the profile to dozens of rental sites like Zillow, Trulia, Apartments.com, Realtor.com, homes.com , Hunt.com, Lovely.com and many, many others. All ads lead back to us to start the screening process for reliable tenants. Leads reach us daily from all sites and we start the pre-screening process with each inquiry by phone, text and email.

APPLICANT SCREENING

Our screening process is stringent but fair. We will require a full credit,landlord and tenant, and criminal background check. We pre-screen with a phone conversation which will lead to a full face to face interview before moving on to verification of income, employment and residential history before we help you decide on your tenant.

MARKETING

We'll prepare your property for rent and evaluate the current rental market to get you the best return on your investment. We'll market your property on a host of platforms. We place signs on certain properties that we think will benefit from a yard sign. We make this decision on each individual property to protect your property from unwanted intruders.

SCREENING & SELECTION

We have a stringent screening process to ensure that your property will be filled with reliable, responsible tenants. When it comes time to select an occupant, you can rest assured that prospective tenants have been thoroughly vetted before we even present their information and qualifications. We don’t want to experience problems any more

than you, the owner do, so we look at each home from your perspective when we help you decide on a tenant.

MAINTENANCE & INSPECTIONS

Your property is a significant investment. We prioritize its longevity - we'll make sure maintenance requests are seen to immediately and will do regular inspections. We will make drive by inspections monthly and schedule interior inspections from 1 to 2 times annually, depending on the home and circumstances of the tenancy.

TENANT MOVE-OUT

When it's time for a tenant to move out, we'll take care of all move-out procedures, including final inspections, security deposit returns or security deposit resolution letters if you hold the deposit, and turnover maintenance. 

LEGAL

We know and adhere to the latest local, state, and federal legislation that applies to renting and managing rental properties. We do not provide legal advice other than Real Estate related ordinances, requirements. and laws .

FINANCIAL

We provide your monthly disbursement in a timely manner and provide a monthly record for you to retain. We also send you a 1099 annually for tax purposes.
